of an aggregate 23,899 square feet of fee simple land; existing improvements
included two detached residential units (further divided into 4 rentable units),
and a non-conforming commercial building. Both residential and commercial
components have been renovated to maximize cash flow and to provide PER, Inc.
with its own corporate offices and storage areas. Leases have been granted
to tenants in both the residential and commercial components to further increase
cash flow and debt service. PER, Inc. provided construction renovation services
to a related party.
